Lesson 1: Costly Lessons From Building 3

At the link below an earlier letter to the 2026 Board gives a crucial Post Mortem of recent construction projects: What was done correctly, and what could have been done better.  And, the related Balcony Deck episode tells of significant Mirabella funds that may be refundable to Mirabella.  The 2026 Board has a fiduciary obligation to take action.  Mr Wemhoff’s expertise is summarized here.
Regarding needless “engineering,” a builder repairs Mirabella’s 3-story walls by removing the stucco cladding, then replacing all rotted wood with new lumber products of the same dimensions.  Then, he reinstalls the stucco – all evaluated during numerous visits by the City code inspector.
There are no design alterations and no engineering calculations, thus no engineering takes place.
Excluding unnecessary, wasteful, engineering is not something new.  Mirabella employed NO engineers during its repairs of Buildings 18, 20, 24 and 12, and the work was superior to that at Building 2 and 14 where an engineer participated.
Further, there were shortcomings at Building 3 where an engineer was enlisted.  The following link provides a full explanation, upon which the 2026 Board should act.
